Trenchless Sewer Repair Explained: Lining vs Pipe Bursting
"Trenchless" is two different methods that get lumped together. One leaves the old pipe in place and builds a new one inside it. The other destroys the old pipe and drags a new one through the space. They cost about the same, they both keep the yard intact, and they are not interchangeable. Which one fits depends on what the camera shows, and in Minneapolis, on what is sitting on top of the pipe.
Why trenchless matters more in Minneapolis
Three local facts push jobs toward trenchless. The frost line passes five feet in a hard winter, so laterals are deep and every foot of open trench is a shored, expensive hole. The boulevards in Linden Hills, Kingfield, Como and most of the older city are planted with mature trees whose roots occupy the exact corridor the pipe runs through. And the last 15 to 25 feet of every lateral is under a city street, where a cut means a right-of-way permit, traffic control and pavement restoration.
A trench through all of that can cost more than the pipe. Lining or bursting avoids most of it.
Cured-in-place pipe lining (CIPP)
A flexible tube of felt or fiberglass is saturated with epoxy resin on site, then either pulled into the old pipe or inverted into it with air or water pressure from the cleanout. Once it is in place it is inflated against the pipe wall and cured — with hot water, steam or a UV light train — until it hardens into a rigid, jointless pipe inside the old one.
The finished liner is about a quarter inch thick, so the bore is slightly smaller. That doesn't matter for flow; a smooth 3.5-inch pipe with no joints outperforms a 4-inch clay pipe with roots at every one. Branch lines that were covered by the liner are opened afterwards with a robotic cutter.
Lining works on: cracked clay, root-invaded joints, slightly offset joints, rusted cast iron, Orangeburg that is still round.
Lining does not work on: a collapsed section (the liner can't get through), a belly (the liner follows the sag and the low spot stays), or a pipe so deformed that the liner would wrinkle.
Access: one cleanout or one small pit at the house. The rest of the yard is untouched.
Pipe bursting
A steel bursting head — a cone wider than the old pipe — is pulled through it on a cable or rod from a pit at one end to a pit at the other. The cone splits the old clay or Orangeburg outward into the soil and tows a new high-density polyethylene pipe behind it. The new pipe is fused into one continuous length with no joints at all.
Bursting works on: everything lining does, plus ovaled Orangeburg, badly offset joints, and pipes that need to go up a size — 4-inch to 6-inch, say, for a duplex.
Bursting does not work on: a belly (the new pipe follows the same grade), a line with other utilities crossing very close, or a lateral in soil so hard the cone can't displace it.
Access: two pits — one at the house, one near the main. The one near the main is the deep one, and it is what makes bursting cost more than lining.

The hybrid job
The most common trenchless job we do in Minneapolis is neither pure method. The camera shows a collapse or a belly in the first 15 feet outside the foundation, where the house settled, and sound-but-rooted clay from there to the main. So we dig one hole at the house, replace that section with PVC, and line from the new section out to the main. One pit, no street cut, no tree disturbed. $7,000–$16,000 depending on length.
What has to happen first
Neither method works in a dirty pipe. Every trenchless job starts with a camera inspection to confirm the pipe is a candidate and measure the run, then hydro jetting to strip roots and scale so the liner bonds or the bursting head runs clean. Then a second camera pass. Then the work. Then a final recorded pass so you can see what you paid for.
What to be skeptical of
- A trenchless quote given without a camera inspection. The method depends entirely on what the pipe looks like inside.
- A lining quote for a line with a known belly. Water will still sit there.
- A claim that lining "lasts forever." Manufacturers rate liners for 50 years, which is plenty, and that is the honest number.
- A price far below the range. Ask whether cleaning, the pre- and post-video and the permit are included.
